NOTES:

 Referencing – Lemon Street Lettings charge a reference fee of £99 per person (over the age of 18) and this will cover the cost of the reference checks required. In addition you will be required to provide a current utility bill and a certified copy of a passport. If you do not have a passport a birth certificate and driving license will be required. If there are any problems with providing identification, please contact the office for further information.

 Tenancy agreement / letting Following the outcome of suitable referencing and agreement between tenant and landlord, Lemon Street Letting will confirm the start date, term of agreement any conditions relating to the tenancy, and the payment of the deposit and first month’s rent. We recommend that you fully read the tenancy agreement before signing and if you have any questions relating to the agreement we will be happy to assist.

 Rental Payments – The first month’s rent and deposit are required prior to the move in and must be paid in cleared funds. All future rent is requested by standing order, and a form is issued with the tenancy agreement. For all payment methods, please contact us for details.

 Deposit – Before the tenancy commences, you will be required to pay a deposit. This deposit can vary in price. Lemon Street Lettings will take the deposit and will be held with the DEPOSIT PROTECTION SERVICE. WWW.DPS.CO.UK

 Inventory and schedule of condition – The Inventory will be carried out by a third party before the tenancy commences. This will be provided to you at the start of the tenancy and you as a tenant will be required to check it, sign and return to Lemon Street Lettings within 7 days. It is important to check this document as it will form the basis of any claim for damages by your Landlord at the end of the tenancy.

 Utilities – On commencement of the tenancy, all meter reads will be taken and copies of these will be provided on the inventory. The local authority will also be notified of the change of occupier. It is advisable to contact all noted utility suppliers on occupation to advise of any changes in details and payment arrangements.

 Tenancy obligations – From the start of the tenancy the responsibility of the property rests with the tenant. It is important that all maintenance issues are reported to Lemon Street Lettings as soon as they arise. This can be done by telephone/email/social media. The property must be fully secured at all times and we ask that if you are away for any length of time that we are informed for the landlords insurance purposes.

 Insurance – Contents insurance will be required for tenants to insure their own belongs. Landlords are responsible for the arrangement for their own buildings insurance for the property.

 Routine Inspections – All properties under management of Lemon Street Lettings are subject to routine inspections. These inspections are useful to tenants as well as the landlords. We will carry out an internal and external check of the property and the main purpose is to check the overall condition of the property and a report will be produced. These inspections will take place 6 monthly and tenant will be notified in writing of appointment times.
